EDISON – Plans to build a restaurant on a site in the town's south section and a two-story building to house a bank and donut shop in the north section are scheduled to be considered by the township's Zoning Board of Adjustment next week.
Liyun Properties is seeking approval to convert residential and commercial property at 1851-1855 Route 27 and 142 Prospect Ave. into a restaurant in the south part of town.
Liyun Properties purchased the property in October 2019 for $1.7 million.
The plan also calls for expanding some of the existing buildings. The space above the restaurant will be used for storage, according to the notice.
Liyun Properties is also considering preserving the existing residential use on the site, nonconforming side and backyard setbacks, and nonconforming parking spaces located less than 5 feet from the existing building. Masu.

In the northern section of the township, applicant AK Realty One is seeking approval to construct a 5,468-square-foot, two-story building at 1709 Oak Tree Road.
AK Realty One is looking to build five different units within the building. The approximately 4,393-square-foot building, which occupies part of the first and second floors, will be used as a bank.
The other two units are approximately 866 square feet each and will be used for retail and commercial space.
A fourth section of 2,562 square feet on the second floor will be used for office space, and a fifth section of 1,119 square feet will be used for a coffee and donut restaurant with drive-thru service.
The applicant seeks a variance in the use of a drive-through window for food and beverage service.
Variances are also sought for building heights of 31 feet when a maximum of 30 feet is permitted, 25-foot tall signs on Oak Tree Road when the maximum is 20 feet, and landscaping exemptions. It is being Loading spaces and retaining walls.
The plan proposes parking for 42 cars.
Both applications are scheduled to be heard at a meeting May 17 at 7 p.m. at City Hall, 100 Municipal Blvd.
